Belongings Left Behind by a Tenant

This is the part landlords most often get wrong, and it's worth understanding before anything is cleared. Goods left behind by a tenant don't automatically become the landlord's property to dispose of — under the Torts (Interference with Goods) Act 1977, a landlord who ends up holding a former tenant's possessions has duties towards them, generally including taking reasonable care of the goods, making reasonable attempts to contact the tenant, and giving written notice of any intention to dispose of or sell them before doing so. Disposing of belongings without following that process can leave a landlord facing a claim for their value, which is a considerably more expensive problem than a clearance.
